Potential buyers make a decision about whether they’re going to click on your house in two seconds. I realize this and so I market a little bit differently than other agents.

· I’ll work with you to stage your house and clear the home of distractions.
· We’ll go over improvements to the property that pays off for the sell.
· I’ll hire professional photographers to take 15 or more photos’ that’ll make your listing pop off the Internet page. (Look at the properties section of this site and click on my listings to see.)
· We’ll create a beautiful full color brochure on card stock for those who visit the property.
· I create a web page for your home (example: www.123spoonerstreet.com)
· Using my expertise writing ads using search engine key words I post your listing to over 40 websites.
· I pay for premium positioning on websites I know work toward the sell of your home.
· I update and change my ads weekly. (This positions and keeps your house on the first 3 pages of search engines like google.com.)
· We use text info signs in front of your house which keeps track of those who requested info and acts as a convenient way for buyers to get information on your house without leaving the car.
· I have invitations in an envelope delivered to agents and neighbors for the brokers open. (It’s a fact that mail that looks personal gets read seventy times more often then postcard bulk mail.)
· I offer incentives for agents to leave detailed feedback so we can see how those working the market perceive the home.
· I’ll give you weekly updates on how the marketing of you home is going.

The reason is simple, printing ads is a dinosaur’s method of marketing and I’d be leery of any agent boasting about their print advertising to you. The fact is only 3% of buyers find a home using print media. All agents have a marketing budget. Print ads are expensive and ineffective. 80% of those in the market to purchase a home use the Internet. I prefer to sell your home and to that end I invest my marketing budget in ads that works.
